Dear all
We have lately had some issues with our lifts, which have meant that they have not been available to service the residents.
On a general note this is caused by the below issues:
Weather. When it's damp or frosty (typically at the fall season) issues are more likely to occur. Especially 5D is more likely to be hit be bad weather, thus preventive maintenance is being made to mitigate these issues.
Obstructions of the lift doorways. More often than not lift stops is because the lift doorways are being blocked during residents moving in or out. This happens especially at the weekends at both sides of month ends. The lift automations simply regard a blocked doorway as an erroneous situation and shut downs the lift.
Overload. If the lift is loaded beyond its capacity or if the lift is exposed to jumping in the lift, the automated safety systems will shut down the lift. All in the interest of the users.
Wear and tear. It goes without saying that both the lifts itself and its wearable parts are subject to wear and tear. An ongoing preventive maintenance programme are in place, as well as inspections during breakdown service. This in order to proactively ensure the best possible lift service in all parts of the building. On a general note our lifts are sound and not in any demised state and any worn parts are maintained on a regular basis.
All lift breakdowns are to be reported to
It goes without saying that all members of the Board are fully aware of the discomfort any breakdowns are having on the residents (they are themselves residents), but the Board are mandated, by the General Assembly, to rung the Association in a responsible economic manner, under due consideration of all resident’s needs.
Bottomline is that we urge you all to help keeping our lifts free of unnecessary wear and tear and to report any breakdowns if and when they occur.
