Dear new Resident
Welcome at Golfpark2Sunset. We hope that you will happy living here. Sunset is a community for all of the family, with access to playgrounds not only in our own courtyard, but also at Byparken 5 minutes away. Here you will find dog exercise area, several playgrounds for children and even a football pitch, where the local football club Ørestad IF resides.
At the end of August we hold our annual courtyard party. Here the residents meet for a common barbecue and cosiness. We hope you will participate in this event as it is a great way to meet the rest of the property's residents.

Our caretaker handles change of nametags at your mailbox, intercom and your front door. He also takes care of cleaning the stairwells and looks after the courtyard.
Since it is a condominium you have moved into, everything within your walls is your own responsibility and all horizontal pipes must be maintained at your own expense - including drainage.

House rules
General
Residents are in all respects obliged to use the property and common areas in such a way that it is not a nuisance to the other residents. Residents are obliged to report to the caretaker or board members immediately if damage occurs to jointly owned installations, wiring, glass balcony railings and the like.
Waste
Household waste. Only suitable plastic bags (15-20 l) may be used and these must be properly tied shut so that the chutes are not clogged. Waste must not be disposed of in the common areas or elsewhere, other than in waste containers or suitable containers.
At the Recycle station (Miljøskuret) in the courtyard, you can get rid of cardboard, cut into suitable pieces to fit the container and folded together to fill a minimum. No pizza trays (a household trick: make them wet and curl them together and put them in a waste bag and put them in the chutes instead). There are also containers for plastic, metal and electrical waste. Do not place any other garbage here.
Glass and paper waste must be deposited at the appropiate containers at Sejlhuset (at the Edvard Thomsens Vej intersection, by the parking facilities).
Any wastes that are not handled by the County' renovation services will be the responsibility of the residents themselves to remove, including the disposal of hazardous waste, old fixtures and construction waste.

Construction work
Noise regulations must be observed (see under Noise below). A hammer drill must be used when drilling in the concrete walls. Notify neighbors if there are major work projects (especially at odd times). If the building work results in common areas being affected, it is the duty of the construction responsible to clean the areas as soon as possible after the work has been completed.
If the building work requires water or electricity to be shut off in the property, this must be agreed with the caretaker. The residents will be notified by the caretaker no later than the day before. If the construction work includes interventions in load-bearing structures, such as walls, the board must give permission for the work to be carried out, and a building permit must be in place before the work begins. Always contact the board in good time and in case of doubt.
There is a public room for functions, in the basement between stairwells B and C. The public room can be used for functions, without music. The rent is 250 DKK + 1000 DKK deposit. The room can accomodate a max of 50 people. Booking by email
Baby prams and shoes maynot be placed in the stairwells or landings.
Bikes, and the like may only be placed in the assigned bicycle racks or in the designated basement areas. If you do not use your bike for some time, it should be placed in your own basement storage room. Mopeds and scooters must not be placed against the facade, but need to be parked next to the bicycle racks.
Glass railings on balconies and galleries - Do not hang pot plants, laundry or other objects on the outside of the railing.
Gas and electric grill on balconies and communal areas are allowed. Grill starter and kettle barbecue must be used. Do not use disposable grill or flammable liquids. Using barbecue on balconies must not be a nuisance to other residents.
Use of barbecue in the common area must not be a nuisance to other residents, and the barbecue must not be placed directly on the grass. Remember to tidy up after use.
Furniture in common areas - It is not allowed to place furniture or other objects in communal areas or in the basement hallways. However, it is permitted to use furniture in the common area if the furniture is removed immediately after use.
Pets - It is allowed have ordinary pets in the apartments, as long as the is not a source of nuisance for other residents. Pets must be kept in leash in the common areas. Pets must not releave themselves on the property's premises.
Storage facilities - Each apartment has a storage room, either at the basement or at the landings. Due to health and safety, it is prohibited to store perishable goods in the basements.
Motor vehicles, including motorcycles, trailers, caravans, boats, etc. may not be parked or placed in communal areas or in front of the mobile waste suction stations. Such vehicles are referred to the public parking areas. Please see the rules for these.
Smoking is not permitted in elevators, basement areas, communal areas or stairwells. Smoking should never be a nuisance to other residents (for example, do not smoke under open windows and do not litter cigarette butts or similar in common areas).
Noise - It is first and foremost called for showing consideration to each other when drilling, hammering, listening to music, etc.
In addition, some rules are in effect to avoid noise issues:
- Drilling, hammering, other use of power tools and similar noise must be limited to the period: Weekdays 9:00am-7:00pm and weekend (and public holidays) 10:00am - 5:00pm.
- An ordinary percussion drill cannot cope with the concrete. An actual hammer drill must be used.
- In addition, there must be general peace and quiet in the property in the period: Weekdays 9:00pm-08:00am and weekend (and public holidays) 10:00pm-09:00am. This includes specifically: music, the use of musical instruments and quiet use of the balcony (ie no yelling, listening to music, loud talk, etc.).
- If you wish to hold a party, this must be announced 5 days before the party itself, and please consider other residents in relation to noise nuisances.
